Bed Bug Control in NSW

Expert Bed Bug Control in Sydney

Waking up with itchy bites or spotting weird, dark marks on your sheets? That’s a terrible feeling. But surely you’re not alone. While these signs aren’t always proof you have bed bugs in your Sydney home, it’s smart to act fast and check them out.
Jahan’s Pest Control provides professional bed bug control across Sydney for houses, units, rental properties and short-stay accommodation. We begin with a close inspection, then recommend treatment based on what is actually happening in the property. A recently affected bedroom does not need the same plan as a long-standing infestation across several rooms.
The aim of our team is straightforward: find where the bed bugs are harbouring, treat the affected areas properly and interrupt the breeding cycle that allows the problem to continue.

About Bed Bugs

What Are Bed Bugs and Why They Don’t Leave My House?

Bed bugs are tiny, wingless insects that live off our blood. You won’t find them living on your body, just hanging around wherever people sleep. An adult bed bug is usually flat, brown, and roughly the size of an apple seed. After feeding, its body can appear darker and more rounded. Younger bugs are smaller and paler, which makes them considerably harder to spot.
These pests are brilliant hitchhikers. A weekend holiday, a stay in an infected hotel, or bringing home a second-hand couch can easily introduce them to your bedroom. Because they flatten their bodies to squeeze into the tiniest cracks of timber bed frames and mattress seams, finding them requires a trained eye.
In Australia, we generally deal with two types:

1

Common Bed Bug

The common bed bug, Cimex lectularius, is the species most often encountered in temperate areas, including Sydney.

2

Tropical Bed Bug

The tropical bed bug, Cimex hemipterus, is associated more often with warmer climates. It can still arrive here through luggage, clothing, furniture and travel-related accommodation.

Our bed bug removal service is specifically available to homeowners, tenants, landlords, property managers and accommodation operators (relating to Airbnb bed bugs in Sydney) dealing with either suspected or confirmed activity.

Don't Wait

Signs You Might Need a Bed Bug Treatment

Bites are often the first thing people notice, although they are not the most reliable proof. Look for a combination of signs around the bed and nearby furniture.
You should definitely consider booking an inspection if you notice any of these warning signs:

  • Unexplained Bites

Small, incredibly itchy red marks on your skin. They often show up in a rough line or cluster on your arms, neck, or legs.
  • Blood Spots

Tiny rust-coloured stains on your pillows or sheets. This usually happens when a bug is accidentally crushed during the night.
  • Dark Faecal Marks

Keep an eye out for tiny black dots that look exactly like someone tapped a fine texta on your mattress seams or skirting boards.
  • Shed Skins

As the nymphs grow, they leave behind pale, yellowish shells in the crevices of your bed.
  • A Musty Odour

Heavy infestations give off a strange, sweet smell that many people compare to damp towels.
  • Spotting Live Insects

They are about the size and colour of an apple seed. You might spot them with a torch if you check the folds of your mattress late at night.
The Package

What's Included in Our Bed Bug Service?

We do not begin by spraying the room and hoping for the best. The service is built around inspection, preparation, treatment and follow-up.

A Detailed Inspection
We inspect the main sleeping areas and, where the evidence points us there, nearby rooms and furniture. Common inspection points that our tradies check include:

  • Mattresses and bed bases
  • Bed frames, slats and bedheads
  • Bedside tables and drawers
  • Couches and upholstered chairs
  • Wardrobes and stored items
  • Carpet edges and skirting boards
  • Cracks, gaps, screw holes and furniture joins

This helps us work out whether the activity is concentrated in one spot or has already spread beyond the original room.
Practical Preparation Advice
Preparation matters, but more is not always better. Moving every item in the room without a plan can spread bed bugs through the property.
We provide instructions for your situation. You may need to strip the bed, wash selected linen, bag clothing, clear items from the floor or move smaller pieces of furniture away from the wall. We will also tell you what should stay in the room until it has been inspected or treated.

Treatment Suited to the Infestation
Once the inspection is complete, we recommend a method based on the evidence found. Treatment may include professional residual products, steam, heat, physical removal, or a combination of these.

A Planned Return Visit
As a follow-up is part of the treatment plan, it is commonly booked for 10 to 14 days after the first service. This gives us a chance to find and treat bed bugs that have hatched since the initial visit.
The timing may shift slightly depending on the product used, the condition of the room, and the level of activity.

A Written Service Record
A written report can be provided after the visit. It may include the areas inspected, evidence found, treatment completed, and any steps recommended before the follow-up.
This can be useful for landlords, tenants, strata managers and accommodation operators who need a clear record of the work.

Warranty Options
Warranty coverage may be available for qualifying full-property treatment plans. Any conditions will be explained before treatment begins, including access requirements, preparation steps and scheduled follow-up visits.

The Process

Our Treatment Process

We approach every job methodically to make sure nothing is missed. Here is how we handle it:

01

We Inspect the Property

Our tradies arrive and ask a few questions about where you have seen signs or felt bites. Then we inspect the main bedroom and any nearby room that could reasonably be involved.

02

We Help You Prepare the Rooms

We guide you on what stays and what goes. You might need to put linen through a hot wash or clear some clutter, but we will walk you through every step.

You may be asked to wash linen on a hot cycle, place clothing in sealed bags, empty selected cupboards or create access around the bed. Do not move any belongings that have not been treated into another bedroom unless the technician has told you to do so.

03

We Carry Out the Treatment

We apply the treatment deep into the harbourage areas. We also explain how long the room needs to be vacant to keep your family safe.

04

We Return and Recheck

We return about 10 to 14 days later. This second check is vital to ensure no late-hatching eggs survive to restart the cycle.

It is also an opportunity to review whether preparation, laundering and monitoring have been carried out as planned.

Proven Methods

Bed Bug Treatment Methods

Every home is different. A light issue in a single flat needs a different approach than a heavy outbreak in a large family house. We select the best tools for your specific situation.

Professional Grade

Chemical Treatment

We use advanced, professional residual sprays applied directly to skirting boards, joints, cracks, . deep cracks and other suitable surfaces. The product stays active after we leave, catching bugs that crawl out later. Since many bed bug populations in Sydney are highly resistant to standard pyrethroid sprays, we select specific chemical combinations that bypass this resistance safely. Before treatment, we will explain which areas are being treated, what needs to be moved and how long the room must remain vacant.

Whole-Room Heat

Heat Treatment

For intense outbreaks or sensitive areas, heat treatment is brilliant. We use specialised gear to raise the room's temperature high enough to kill the pests at every single life stage, including the eggs and insects hidden within some furniture and materials. This is not a DIY job. Heat needs to be distributed evenly and monitored carefully to avoid cold spots and protect belongings that may be affected by high temperatures.

Chemical-Free Control

Steam Cleaning

High-pressure steam is a great chemical-free option for soft furnishings and mattresses. The extreme heat kills the bugs instantly on contact, making it perfect for the exact spots where you sleep. The application has to be slow and controlled. A quick pass over the fabric may look thorough while failing to deliver enough heat into the seams or folds where the insects are hiding.

Long-Term Protection

Mattress Encasements

After a successful treatment, we strongly suggest fitting a quality zippered mattress encasement. It traps any remaining pests inside and makes future monitoring incredibly easy by removing all the folds and seams they love to hide in. An encasement supports a wider treatment plan; it does not replace inspection, treatment or follow-up.

Honest Pricing

Bed Bug Treatment Cost in Sydney

The bed bug control cost really depends on the scale of the job. A recent infestation in one bedroom will usually take less time and product than an issue that has spread through several rooms or has been present for months.

The quote may be affected by:

  • Size of the Job: Treating a single bedroom in a unit is faster and requires less product than doing a whole multi-storey house.
  • Severity: A massive infestation might need intense heat treatments or extra visits.
  • Method Used: Heat treatments take more equipment and setup time compared to targeted chemical applications.

As a rough estimate, treating a single bedroom usually sits between $150 and $300. If we need to treat an entire large home, the cost can range from $1000 to $2500.

Because every property is unique, the best way to get a completely accurate price is to contact us for a proper assessment.

DIY vs Professional Treatment

DIY Bed Bug Treatment or Professional Control in Sydney?

It is tempting to grab a cheap bug bomb from the supermarket. Unfortunately, aerosol foggers rarely penetrate deep into the timber cracks where these insects actually live. Worse still, the repellent nature of DIY sprays often forces the bugs to scatter into your lounge room or even next door. Professional bed bug exterminators have the right tools to treat the deep hiding spots without spreading the problem further.

Feature / AspectDIY Bug Bombs & Supermarket SpraysProfessional Bed Bug Control
Penetration Depth Surface-level fogging that misses deep timber joins and seamsDirect, targeted application into cracks, crevices, and frame joins
Infestation Impact Repels bugs, causing them to scatter into nearby roomsEradicates bugs at all life stages and breaks the breeding cycle
Insecticide Resistance Uses basic pyrethroids that Sydney bed bugs are often resistant toUses commercial-grade formulations designed to bypass chemical resistance
Follow-Up Monitoring Single application; leaves newly hatched eggs untouchedMandatory follow-up visit (10–14 days) to kill newly hatched nymphs
Compliance & Proof No official proof or documentation providedWritten service reports suitable for landlords, strata, and agents

Professional control offers:

  • Correct identification of the pest
  • Inspection of nearby rooms and furniture
  • Access to professional products and specialised equipment
  • Treatment of cracks, joins, and other less obvious harbourage points
  • A planned follow-up rather than a one-off spray
  • Property-specific preparation and prevention advice
  • Service documentation where a landlord, strata manager, or accommodation operator requires it

DIY steps still have a place, but they work best when they support the treatment plan rather than replace it.

Early Treatment Matters

Why Prompt Treatment Matters

Hoping they will just go away is a bad idea. A female can lay hundreds of eggs, meaning the insects may move into bedside furniture, couches, other bedrooms and shared parts of the building.

They Spread Fast

In strata buildings, they can easily crawl through wall voids and infest your neighbours.

Costs Go Up

Treating one bed is affordable. Treating a whole house and replacing infested couches is very expensive.

Loss of Sleep

The constant itching and the mental stress of sharing your bed with bugs is exhausting.

Business Risk

For Airbnb hosts or hotels, one bad review mentioning pests can destroy your bookings for months.

Prevention

How to Reduce the Chance of Bed Bugs Returning

Once your property is clear, you want to keep it that way. Here are a few practical habits:

  • Travel Smart: Always check the hotel mattress seams before you unpack. Keep your suitcase elevated on a rack, not on the floor, on the bed, or on the carpet.
  • Hot Wash After Holidays: When you get home, put your travel clothes straight into a hot wash.
  • Inspect Second-Hand Goods: Buying a used bed frame or couch online? Inspect every single joint and screw hole before carrying it inside.
  • Clear the Clutter: A tidy room means fewer places for them to hide, making regular vacuuming much more effective.
  • Vacuum Properly: Vacuum your floors and carpet edges regularly, and always empty the rubbish bin into an outside bin straight away.
